.....Upon receipt of the prices your consultant will prepare a simple report and recommend one of the contractors to you. (This is discussed in greater detail in section 15.)
A legal contract will then be draw up between yourselves and the contractor. This should be a standard Building Contract for small or minor works and will protect both parties in areas such as costs, time scales, methods of payment, insurance, variations and disputes. Your consultant will explain this in full at the appropriate time.
Your consultant will be responsible to administer the contract and ensure its conditions are adhered to. This will include advice on stage payments to the contractor, periodic inspections of the works, reports to you on quality and progress and provision of any additional information required by the contractor. The consultant will act as an intermediary between you and the contractor to ensure that both parties are adhering to its conditions which in turn ensures a successful extension.
Upon completion of the works your consultant will liaise with Building Control to obtain a Completion Certificate at the end of the project. (see building warrant section 9)
